Myrtle Beach is changing. Ten years ago, it seemed like there were more
than a thousand
hotels and motels here. Every day more hotels are either torn down
and replaced, or converted into condos. The actual city of Myrtle Beach
still has hundreds of motels, although the chains such as Best Western and Holiday
Inn are taking over many of them. Below are the ones we consider the best,
that are listed on the internet and in the phone book, and that we are familiar with.

all. I have included what I consider the biggest, the most popular,
the ones that I know are small but excellent, and the ones I found websites
for.

the hotels have almost entirely been replaced with condos. The little mom and pop
hotels of the Myrtle Beach of yesterday have almost vanished.

The Transformation of Mom and Pop
In the early 1900s Myrtle Beach was a sleepy little coastal town
whose lodging owners were Mom and pop motel establishments, scattered along
the ocean front and Highway 17. This culture lasted well into the 70's
before larger more luxurious hotels began opening along the oceanfront.
For the next 15 to 20 years super Myrtle Beach hotels began replacing the older Mom
and pop operations and the era of the high-rise was upon us. This glut
of building rooms saturated the hotel market, and with rising costs
eating away profits, the hotel owners began looking for an alternative
to building just another luxury high-rise. Thus, condo hotels or the
"condotel" concept was born.
The condo hotel created a rather lucrative
situation for the small motel owner who did not sell out to the luxury hotels.
Tear down your hotel, and replace it with a high-rise
condo resort loaded with amenities - multiple pools, lazy rivers,
hot tubs, exercise facilities and more. Sell off the units to
real estate investors for a profit and set your family up as the
onsite rental manager and charge an industry-high management fee- 50%
of gross rentals for your services.
Two important things were
accomplished. The old hotels were replaced by luxury condo high-rises,
while accumulating zero debt and realizing a profit. Secondly,
the expense of operating the new high-rise was passed on to the condo
owners! No more huge tax bills, power bills, phone bills, water bills,
or insurance. The old owners are responsible for only a small
portion of the common areas.
It gets better. The old owners retain, through legal ownership,
the rights to office space, restaurants, game rooms, exercise facilities,
and in some cases, laundry rooms, for their personal housekeeping staff.
The down side for the new condo homeowner is, should they decide
to leave the onsite rental company, they will lose their rights to
use anything owned by the management company (old hotel owners).
The Moms and Pops have certainly transformed from sleepy little
business owners to big time and somewhat aggressive real estate
barons.
